Regency West Mall

Although the property has entrances on both West Row and Prince Regent Street, the original front entrance is that on West Row. A grand building, built by Maddox in the 1930’s it comprises of four storeys at the front, and three storeys at the back, stretching from front to back, with a central open-air yard, which has no become the centre of the small shopping mall. The ground floor front is made of rusticated stone ashlar on a rendered stone plinth. The first to third floors are all made of brick, rising to a large protruding, and ornate parapet and alternating brick and stone cornice. The roof is gable and built of modern pantile.

Each floor has a unique lintel and sill design with a stone stringer running between each. Stone quoins at each end follow from the ashlar on the ground floor to a parapet on each side. The front onto West Row has three distinctive elements to its face. A gable end mid-riff protrudes in the centre, with the main entrance into the building at its base, rising to a bullet-hole window in the attic space. All the windows in this mid section have square features surrounding them, unlike the side sections which are arched.

The back’s ground floor, which faces out onto Prince Regent Street, has been renovated to look like the new extension on West Row, made of brick and cement, with decorative quoins running each side, and alternate coloured stretchers creating a ‘diamond and linear’ pattern beneath the stringer of ground and first floor. The first and second floors have retained the original English Garden Wall with mortar bonding. The side is heavily rendered from ground floor up to the tip of the gable-end. Materials used: A mix of recent and early 20th Century brick has been used throughout the building, with the exception of the ground floor front which is constructed of rusticated stone ashlar. Most of the features are either stone, or rendered cement. The roof is gable with modern black pantile of unknown material.

Fenestration and doorways: On the ground floor front there are five windows, and on the first to third floor there are ten to each. All the second and third floors the windows have ornamental lintels with key stone features. The ground floor shop frontages has five have a total of five windows in two lots, divided by mullions. On the right hand side is a single entrance, in the central section is a large double gate entrance, and on the left hand side is a large ashlar arch with two separate single entrances in-set.

On the back the ground floor has six shop frontage windows divided by painted mullions. Three single entrances and a large double gate entrance lead to the inner shopping mall area. The first and second floors have nine windows, equally spaced and divided by mock brick columns.
