This property straddles the corner of West Row and Ramsgate Street, which leads out into Prince Regent Street. It is one of the oldest buildings left on the original street, but is unfortunately in a state of disrepair.

The walls are made of mid-19th Century brick in Flemish style and mortar bonding. The gable roof is made of pantile and edged by a gable coping. A chimney with a single chimney pot stills sits on the roof. The front wall in particular is in a serious state of disrepair, in areas the brick work has gradually subsided and slipped from its original positions. A large wooden-framed bay window still survives, and according to oral records, was originally part of a large dining room on the first floor. Each of the windows and doors is framed by wood and painted blue, typical of all the Dobson residences, and above each window on the first and second floor an original sandstone lintel still survives. The back has a modern extension added, incorporating the ground and first floor, made of English Garden Wall bonding with steel guttering.

Fenestration and doorways: The front of the building has a single entrance door on a 45 angle, which leads out into West Row and Ramsgate. Surrounding it is a dilapidated wooden façade dating to the 1950’s.

At the front, the ground floor has one long three-paned window, the first floor has two sash windows with a middle bay window, and the second floor has three single-pane windows. The side face has no windows except one on the modern extension. At the back four windows are visible of differing shapes and sizes, whereas the ground floor has a single, cement-filled window.
